NEW CREDIT CARD RULES / NUEVAS REGULACIONES EN LAS TARJETAS DE CREDITO

La Rendición de cuentas de tarjetas de crédito, la Responsabilidad y la Ley de Revelación, que probablemente hayan escuchado al menos un poco, entra en vigor en Febrero de 2010, y hay varias nuevas normas que esperamos. Un gran cambio es que la tasa de interés que le cobran por los saldos existentes no aumentará si su pago se recibió sólo unos días más tarde. En el pasado, incluso si un pago fue un día o dos atrasado, el emisor de la tarjeta podía elevar la tasa de interés. Sín embargo, esto no significa que usted se descuidará en enviar su pago a tiempo, porque si llega tarde,el emisor puede aumentar la tasa que cobran por las transacciones futuras.Y, si el pago tiene un retraso de más de 60 días, el emisor de la tarjeta estará en su derecho de elevar la tasa de interés del saldo actual y futuras transacciones. Ahora, si usted vuelve a estar pagando a tiempo por los próximos 6 meses, después de la demora en el pago, la tasa de interés volverá a la original Tasa de Porcentaje Anual (APR).
Además, cuando usted hace un pago que exceda el pago mínimo requerido, la cantidad en exceso ahora se aplicará a los saldos con el mayor interes porcentual. Así que si estás llevando un balance en una tasa de 5,99 y otro de un porcentaje que está en 13,99 por ciento, todo pago que exceda el pago mínimo requerido se aplicará al saldo a la tasa de 13,99 por ciento.
Por último, la fecha de pago será ahora el mismo día de cada mes y ese día será por lo menos 25 días a partir de la fecha de cierre de su declaración o balance de Pago. Tener la misma fecha cada mes debería ser más fácil para la mayoría de la gente para evitar la confucion por las cuales los bancos aprovechan y hacen de su error un negocio bastante ventajoso.Ahora, si usted desea tener una fecha de pago específico, digamos al día siguiente que su cheque de susalario es depositado en su cuenta, no dude en ponerse en contacto con el emisor y pedirle que cambie la fecha. Si su institución financiera desea ayudarlo, ellos estarán encantados de satisfacer esa solicitud.
Las normas específicas que se aplicarán a su tarjeta serán enviados a la brevedad, si aún no lo ha recibido esa información. Asegúrese de leer la información enviada por el emisor con bastante cuidado y con un diccionario a su costado, para no mal entender las nuevas normas.

The Credit Card Accountability, Responsibility and Disclosure Act, which you have likely heard at least a little about, goes into effect in February of 2010 and there are lots of new features to look forward to. One big change is that the rate you are charged for existing balances will not increase if you are just a few days late with your payment. In the past, if even one payment was a day or two late, your card issuer could raise your interest rate. However, this doesn't mean you can be non-chalant about getting your payment in on time because if you are late, the issuer can raise the rate they charge you for future transactions. And,if you are more than 60 days late making a payment, the card issuer is free to raise the interest rate on your current and future transactions.If this happens to you, you should know that if you make payments on time for 6 months after the late payment, your rate will return to the original Annual Percentage Rate (APR).
Also, when you make a payment that exceeds the minimum payment required, the excess amount will now be applied to the balances with the highest APR. So if you are carrying a balance and some of the balance is at a 5.99 percentage rate and some is at 13.99 percent, any payment that exceeds the minimum payment due will be applied to the balance at the 13.99 percent rate.
Finally, your payment date will now be the same day each month and that day will be at least 25 days from the closing date of your statement.
Having the same date every month should make it easier for most people to get the payment in on time. And,if you want to have a specific payment date, say the day after your paycheck gets deposited, don't hesitate to contact your issuer and ask them to change the date. Most will be happy to accommodate that request.
The specific rules that will apply to your card will be sent to you shortly if you haven't already received that information. Be sure to read the information sent by your issuer very carefully so that you are completely familiar with the new rules.

NEW GUIDELINES FOR FHA

HERE ARE THE NEW CHANGES ON FHA LOAN. As I mention on November 2009 the following are the changes on the FHA home loans programs. These changes are designed to ensure FHA's long-term ability to guarantee affordable mortgages for qualified home buyers.
Please read them so you will be more inform and able to understand what to expect from such changes.
-An increase in the Mortgage-Insurance Premium. The premium will rise to 2.25% of the loan amount.
-You will need a better FICO score. In order to qualify for a low 3.5% down payment you will need to have no less than 580* FICO score otherwise you must provide a 10% as a down payment. This change will be register in February of this year and will go into effect by Summer 2010.
-Seller contribution will not exceed 3%. At the moment, you can negotiate up to 6% toward closing costs so first time home buyers  can use the minimum amount of money in the purchase of a home. The new guideline will be into effect this summer.
-Increased enforcement on FHA lenders. This will help to check, control and be able to know what lenders are doing. The changes are effective immediately.There are more proposed changes to be reviewed by HUD and FHA. I will keep you inform of such changes and make sure you understand every single one of them. SAN FRANCISCO (Cortesia de MarketWatch)--La mayoría de los bancos y compañias de corretaje no tienen ningún problema ni remordimiento de pagar a sus empleados la cantidad de $ 145 billones de dólares** para el año 2009, a pesar de enfado del pueblo norteamericano por su irresponsable manera de hacer negocios que tiene  Wall Street y quienes son los responsables de la catstrófica caida economica, todo esto en un reporte publicado el día Jueves en el Wall Street Journal. El periódico, reportó que de acuerdo a su análisis, ejecutivos de las 38 firmas más poderosas de Wall Street pueden contar con una ganancia que supera el 18% más de lo que hicieron en el año 2008 y ligeramente más de lo que obtuvieron en el 2007.
** Con esa cantidad se pudieron pagar 290 mil  propiedades c/u del valor de $ 500 mil dólares.

The Journal reported that according to its analysis, executives, traders and money managers at 38 top firms can expect to earn nearly 18% more than they did last year, and slightly more than they did in the record year of 2007
** This amount could  paid 290 thousand properties of $ 500 thousand dollars each.

THINKING OUTSIDE THE BOX

En 1906, el economista italiano Vilfredo Pareto creó una fórmula matemática para describir la distribución desigual de la riqueza en su país, observando que el veinte por ciento de la población producia el ochenta por ciento de la riqueza. En la década de 1940, el Dr. Joseph M. Juran atribuyó erróneamente la regla de 80/20 a Pareto, llamándola Principio de Pareto. Si bien puede ser mal llamada, el Principio de Pareto o Ley de Pareto, como se llama a veces, puede ser una herramienta muy eficaz para ayudar a administrar de manera eficaz.
Después de Pareto hizo su observación y creó su fórmula, muchos otros observaron fenómenos similares en sus propias áreas de especialización.

-Tus actividades toman más tiempo de lo esperado.
-Te quejas todo el tiempo de lo que haces, como lo haces y porque lo haces.

In 1906, Italian economist Vilfredo Pareto created a mathematical formula to describe the unequal distribution of wealth in his country, observing that twenty percent of the people owned eighty percent of the wealth. In the late 1940s, Dr. Joseph M. Juran inaccurately attributed the 80/20 Rule to Pareto, calling it Pareto's Principle. While it may be misnamed, Pareto's Principle or Pareto's Law as it is sometimes called, can be a very effective tool to help you manage effectively.
After Pareto made his observation and created his formula, many others observed similar phenomena in their own areas of expertise. Quality Management pioneer, Dr. Joseph Juran, working in the US in the 1930s and 40s recognized a universal principle he called the "vital few and trivial many" and reduced it to writing. In an early work, a lack of precision on Juran's part made it appear that he was applying Pareto's observations about economics to a broader body of work. The name Pareto's Principle stuck, probably because it sounded better than Juran's Principle.
As a result, Dr. Juran's observation of the "vital few and trivial many", the principle that 20 percent of something always are responsible for 80 percent of the results, became known as Pareto's Principle or the 80/20 Rule.
What It Means
The 80/20 Rule means that in anything a few (20 percent) are vital and many(80 percent) are trivial. In Pareto's case it meant 20 percent of the people owned 80 percent of the wealth. In Juran's initial work he identified 20 percent of the defects causing 80 percent of the problems. Project Managers know that 20 percent of the work (the first 10 percent and the last 10 percent) consume 80 percent of your time and resources. You can apply the 80/20 Rule to almost anything, from the science of management to the physical world.
Twenty percent of your efforts produce 80 percent of the results
Here are some signs that will help you to recognize whether you're spending your time as you should:
You're in your 20 percent if the following statements ring true:
-You're engaged in activities that advance your overall purpose in life (assuming you know what that is — and you should!).
-You're doing things you have always wanted to do or that make you feel good about yourself.
-You're working on tasks you don't like, but you're doing them knowing they relate to the bigger picture.
-You're hiring people to do the tasks you are not good at or don't like doing.


You're in your 80 percent if the following statements ring true:
-You're working on tasks other people want you to, but you have no investment in them.
-You're frequently working on tasks labeled "urgent".
-You're spending time on tasks you are not usually good at doing.
-Activities are taking a lot longer than you expected.
-You find yourself complaining all the time.
