MENOS PROPIEDADES EN EJECUCION HIPOTECARIA, MAS VENTAS CORTAS, MAS FACIL ACCESO A MODIFICACIONES
El número de notificaciones de incumplimiento hipotecario presentada contra los propietarios de California cayó el último trimestre en comparación con los tres meses anteriores, el resultado de las políticas de los prestamistas de ejecución hipotecaria en evolución, un entorno legislativo incierto y un repunte en el número de hipotecas en proceso de renegociación, una información de bienes raíces informó el Servicio.  
Un total de 111.689 notas de incumplimiento se enviaron durante el mes de Julio-a través de período de Septiembre. Eso fue hasta el 10,3 por ciento de 124.562 en el trimestre anterior y un incremento del 18,5 por ciento de 94.240 en el tercer trimestre de 2008
El número de notificaciones de incumplimiento alcanzó su máximo registrado en el primer trimestre de este año en 135.431, aunque este número fue inflado por la actividad de aplazados en la previa de cuatro meses.  
Es muy obvio que los prestamistas vienen intencionadamente atrazando el ritmo de los procedimientos de ejecución hipotecaria formal. Esto  no es por la bondad de su corazón bancario. Es porque han  concluido que inundar el mercado con propiedades que culminaron en posesion del banco no es nada favorable en este momento económico y no esta en su mejor interés financiero. Sin embargo, todo esto que esta sucediendo da esperanza a aquellos dueños de casa que en algún momento pensaron en hacer una modificación de su prestamo hipotecario. Ya sea que éste sea de un interes ajustable, o que lamentablemente su ingreso se ha visto reducido, usted puede hacer el intento de mantener su propiedad a un nuevo interes y convenio entre usted y su institucion financiera que se encarga de su prestamo hipotecario. Esta, en mi opinion, podría ser la oportunidad que estuvo esperando y la manera más rapida de solucionar su problema pues podria beneficiarse con un pago al alcance de su presupuesto actual.

The number of mortgage default notices filed against California homeowners fell last quarter compared with the prior three-month period, the result of lenders' evolving foreclosure policies, an uncertain legislative environment and an uptick in the number of mortgages being renegotiated, a real estate information service reported.
A total of 111,689 default notices were sent out during the July through September period. That was down 10.3 percent from 124,562 for the prior quarter, and up 18.5 percent from 94,240 in third quarter 2008.
The number of recorded default notices peaked in the first quarter of this year at 135,431, although that number was inflated by deferred activity from the prior four months.
It is very obvious that lenders are intentionally past due pace with the formal foreclosure proceedings. This is not for the goodness of their heart. It is because they have concluded that flooding the market with properties that culminated in possession of the bank is not good in this economic time and It is not in their best financial interest. However, this could bring hope to those homeowners who eventually thought of making a change to their mortgage. Whether this is an adjustable interest or your income has been reduced, you can make an attempt to maintain your property to a new interest and agreement between you and your financial institution that handles your mortgage. This, in my opinion, could be the opportunity you were waiting and a fastest way to solve your problem with a payment that fit your current budget.

WHY I CAN NOT FIND A HOUSE WHEN THERE ARE MANY FORECLOSURES?
Reventas de propiedades que estuvieron en Ejecución Hipotecaria siguieron disminuyendo como un factor de mercado, que representan el 42,8 por ciento de toda la actividad de reventa de California el pasado trimestre el cual alcanzó 49,9 por ciento del trimestre anterior, y hace un año fue del 47,5 por ciento. En el primer trimestre de este año, se alcanzó el 57,8 por ciento. Reventas de propiedades en Ejecución Hipotecaria  varió significativamente por zonas  en el último trimestre,como por ejemplo  del 9,6 por ciento en el Condado de San Francisco a 70,2 por ciento en el Condado de Merced.
De las viviendas ejecutadas en todo el estado en un período de 18 meses que terminó este mes de Julio pasado, aproximadamente un 82 por ciento se han re-vendido en el mercado abierto, mientras que el 18 por ciento, o más de 57.000 viviendas, no. De las propiedades que no  se han re-vendido, no se ha podido determinar a travez de los registros públicos que  parte o cantidad  corresponde a lo que actualmente se comercializan para la venta,  se usan como alquiler o que queden vacantes y no para la venta. Durante el año pasado, los compradores de California llevaron a un promedio de casi 18.000 reventas de Exclusión Hipotecaria en un mes.
Hace un año el porcentaje de propiedades en Ejecución Hipotecaria que no se habian vendido eran aproximadamente el doble de la actualidad, mientras que el número de ejecuciones hipotecarias no vendidos de los 18 meses terminados en julio de 2008 fue un 50 por ciento más que en la actualidad.

Foreclosure resales continued to decline as a market factor, accounting for 42.8 percent of all California resale activity last quarter. It was 49.9 percent the prior quarter, and a year ago it was 47.5 percent. It peaked at 57.8 percent in the first quarter of this year. Foreclosure resales varied significantly by area last quarter, from 9.6 percent in San Francisco County to 70.2 percent in Merced County.
Of the homes foreclosed on statewide in an 18-month period ending this July, about 82 percent have re-sold on the open market, while 18 percent, or more than 57,000 homes, have not. Of those that have not re-sold, it cannot be determined from public records what portion is currently being marketed for sale, as opposed to, among other things, being used as rentals or being left vacant and not for sale. Over the past year California buyers have snapped up an average of nearly 18,000 foreclosure resales a month.
A year ago the percentage of forecloses that had not yet re-sold was about twice as great, while the number of unsold foreclosures from the 18-month period ending in July 2008 was about 50 percent higher than it is now.
